I know what's worth fixing
I can tell you which repairs and updates are likely to matter to buyers and which ones to leave alone, so you don't spend money you won't get back.
For sellers · Kelowna & the Okanagan
Selling your home is one of the biggest financial moves you'll make. I'll walk you through it in three clear stages, Prep, Price and Launch, so you understand every decision before you make it.
A written valuation is free, with no obligation to list.
Why list with Chris
Before real estate I spent 17 years in construction and ran several businesses. That background shapes how I prepare, price and negotiate the sale of a home.
I can tell you which repairs and updates are likely to matter to buyers and which ones to leave alone, so you don't spend money you won't get back.
Knowledge is power. You'll see the comparable sales, the reasoning behind the price, and the trade-offs in every offer in plain language.
I study the property, the market and the buyer's position before building a strategy. You get someone hardworking, straightforward and firmly in your corner.
I've called Kelowna home on and off since 2011, and your listing is backed by Royal LePage Kelowna and the MLS® System, including REALTOR.ca.
The Seller's Prep Kit
The same three stages as the kit I hand to my sellers. Each one has a clear job, and we don't move on until it's done properly.

Before the photographer arrives
Work through this the week before photos. If something on the list feels like a big job, call me first. It may not be worth doing.
Seller questions
It depends on recent sales of similar homes nearby, your home's condition, and what else is for sale right now. I'll prepare a written comparative market analysis for your property at no cost, and walk you through how I got to the number.
Sometimes, but often less than you'd think. With my construction background I can tell you what a job is likely to involve and whether buyers are likely to value it, before you spend anything.
Typical costs include real estate commission, legal or notary fees, and paying out any mortgage. We'll go through every cost and my fees in writing before you sign anything, so there are no surprises.
That depends on your price, your property type and the market at the time. I'll show you how long comparable homes have taken to sell so you can plan around real numbers.
You'll receive BCFSA's Disclosure of Representation in Trading Services, sign a listing agreement, and usually complete a Property Disclosure Statement. I'll explain each one before you sign.
We'll plan the timing of both together, including how the dates and conditions on one affect the other.
“Excellence is my minimum standard.”
